New secure estate planned for Constantia Upper

Security estates across the Cape Peninsula represent one the fastest growing property sectors

“In the suburbs of Constantiaberg, the average selling price of homes in gated security estates has shown growth of 44% over the past five years,” says Mike Greeff, CEO of Greeff Christie’s International Real Estate.

“The investment opportunity is excellent, especially when a unit is purchased off-plan, in which case there is no Transfer Duty,” adds Greeff.  “With the demand for homes in security estates at an all-time high, the launch of Wycombe Place, a gated secure estate in the heart of Constantia Upper, is perfectly timed, particularly as it is located in such a highly sought-after suburb,” says Greeff.

Wycombe Place is set to be an exclusive enclave of six luxury, sectional-title, homes set in an estate with one entrance and exit point. State-of-the art security includes: specialist electric fencing, a smart HD infra-red CCTV IP camera system, with both monitoring and movement detection capabilities, alarm, off-site monitoring compliancy and full on-site recording and play-back facilities. The security system is to be installed to take full advantage of the latest fibre technology to communicate with homeowners directly, using hard-wired connections for uninterrupted security even during power outages, and thereby offering ultimate peace of mind.

All the homes are to be north facing, and will comprise either three or four bedrooms, all en suite, plus both a guest cloakroom and outside WC.

“These homes are generously proportioned with spacious interiors and high-volume ceilings; they measure 425m2 to 472m2, and are set on grounds, ranging from 692m2 to 1195m2, with enough space for kids to run around, yet they are designed for easy maintenance, whilst estate living allows for a carefree, lock-up-and-go lifestyle,” says developer, Mike Fenner-Solomon of  Latitude Developers.

With a 25-year track record of design and development, and a portfolio of top-end southern suburbs homes, he is developing Wycombe Place in partnership with Craig Robertson and Byron Nichles of Oakhurst Property Group.  “These homes will feature fast fibre enabled WiFi to the entire home and garden extent, as well as forward-thinking, energy-saving installations, such as grey-water systems and rain storage tanks, borehole water, solar-powered geysers and solar-powered lighting in common areas,” says the developer.  He adds that specialist project managers and interior design experts will provide comprehensive advice to purchasers to ensure a streamlined process resulting in bespoke, dream homes.

Appliances and sanitaryware will include brands such as Smeg, Hansgrohe and Geberit as standard. Kitchens and scullery/laundries will include soft-close doors and drawers, engineered-stone worktops and glass splash backs.

“The offering is designed to facilitate the unique lifestyle of the Constantia valley with spacious covered patios paved with engineered tiles and featuring optional built-in stainless steel gas braai units and wine cellars. Professionally designed, landscaped gardens will boast subtle lighting, while extra-large, double garages allow for storage of bicycles and other paraphernalia, and there will ample space for visitor parking bays.

“It’s all the joy and style of Constantia in a much more convenient and easy-to-maintain package than the traditional Constantia homestead,” says Greeff, adding that priced from R12.25 million incl VAT to R13.995m incl VAT, with no Transfer Duty, the Wycombe Place offering is exceptional and represents real value for money, particularly when compared to Constantia homes of this size or smaller in secure or gated estates, which range from 264m2 to 493m2, and are priced from just under R14 million to around R16 million.

“Home to one of the Western Cape’s oldest wine routes, the Constantia valley is one of the Peninsula’s most fiercely guarded heritage locations,” says Greeff. In this highly coveted, verdant valley, historic Cape Dutch homesteads grace extensive erfs with rolling lawns while tranquil tree-lined avenues retain their rural character thanks to a dedicated and efficient property owner’s association.
A plethora of inter-leading greenbelts with winding rivers offer Constantia  residents ample walking, cycling and horse riding trails. Centrally located, Constantia is within easy reach of the top Southern Suburbs schools, numerous shopping centres, and is serviced with motorway access.

Families, consulates, embassies and wine farms number among the Constantia real estate occupants.

“Wycombe Place is particularly exciting on numerous levels; it’s in a superb location, the homes are beautifully and thoughtfully designed, the specifications are top notch and the prices are very competitive,” says Greeff.

Estimated completion set for April 2018.
